Renaissance Marigold Meadows in Bagalur: Plots Start at ₹70 Lakh Near Bengaluru Airport and KIADB Aerospace Park

0

North Bengaluru has become a favourite for plot buyers, and Bagalur is now part of that story. Renaissance Marigold Meadows is a villa plot project close to the airport and the KIADB Aerospace Park. It has approvals in place and plots that are ready for building. Here is a simple look at the project, the price and the location.

Marigold Meadows Near KIADB Aerospace

Renaissance Marigold Meadows is a plotted development spread over 14.25 acres in Bagalur, North Bengaluru. It has 273 villa plots, and all of them are ready for registration with e-Khata. The project is developed by Renaissance Holdings, a Bengaluru builder with over three decades of experience in homes and commercial projects.

The idea behind the layout is simply having a green, calm place to build your own home, with the basic services already done. It is a gated community with complete security and controlled entry, and there are plenty of open spaces and parks inside.

Plots start at about ₹70 lakh for the smallest size of 1,162 sq ft, which is roughly ₹6,000 per sq ft. The sizes available are 1,162 sq ft which is 9 x 12 m, 1,477 sq ft which is 9 x 15.25 m, 1,705 sq ft which is 12 x 13.20 m, and also odd sites in different sizes. This is only an indicative starting price, as registration, stamp duty and other charges combined, the final price depends on availability.

Where Exactly Is It?

The project is in Bagalur, on the northern side of Bengaluru, close to the KIADB Aerospace Park. This is the area near Kempegowda International Airport, KIA, where large companies and industrial parks are building a base. Many buyers look at this part of the city because land is still cheaper than in the main city.

The key places from this project is about,

  • KIADB Hardware and Aerospace Park is about 5 km
  • Chikkajala is about 12 km
  • Yelahanka is about 14 km to 16 km
  • Budigere Cross is around 15 km to 18 km
  • Kempegowda International Airport is about 17 km
  • Manyata Tech Park is about 18 km
  • Whitefield and Devanahalli is around 20 km or a little more
  • MG Road is around 24 km

Why Bagalur Is Getting Attention

Bagalur sits between the airport zone and the growing IT and industrial belts of North Bengaluru. The aerospace park is only a short drive away, and the project lists companies such as Shell India, SAP Labs, Boeing India, Spacenex Aero and Jubilant Biosys in the neighbourhood. When more companies come, more people need homes close to work, and that is what supports land demand in such areas.

The place also has a more open feel. Bagalur Lake, Akkayamma Betta and a bamboo forest are listed nearby, and the NICE Cricket Arena and a resort are also close. This mix of jobs and open space is the main reason buyers are interested.

What the Approvals Mean

The project is approved by BIAAPA, which is the planning authority for the airport area, and it is registered with RERA under the number PRM/KA/RERA/1251/472/PR/200524/006907. These two cover different things. BIAAPA approval means the layout itself is legal and planned. RERA registration holds the builder to the promised work and timelines.

The plots are also ready with e-Khata. This is a separate record for each plot, and it matters when you register the plot or apply for a loan. According to the project, banks and housing finance companies generally accept such a layout for plot loans, but the buyer should confirm the lender and terms.

What “Ready to Construct” Means Here

This place is ready to construct as the layout has wide internal roads of 9 and 12 metres, underground electric and utility cables, street lights and an overhead tank for water supply. There is also a sewage treatment plant, and the treated water is reused for parks and gardens. An organic waste converter turns kitchen waste into compost for the common gardens. For a buyer, this means you can start building your house without waiting for the layout to be completed.

Parks, Sports and Community Spaces

The project has a lot of amenities. There are large parks, open lawns and walking paths. For sports, there is a basketball court, a volleyball court, a cricket pitch and a court for badminton and pickleball. There is also a gym, an indoor games lounge, an outdoor gym and a children’s play area.

Schools, Hospitals and Daily Needs

Several colleges and schools are listed nearby, including CMR University, REVA University, DPS North, Vidyashilp School and Koshys Group of Institutions. For healthcare, Life Care Hospital, Vikrant Hospital, Sparsh Hospital in Yelahanka and NRV Hospital are all a few kms away.

Things to Check Before You Buy

Start by verifying the RERA number on the Karnataka RERA website and ask to see the BIAAPA approval papers. Enquire about the final cost sheet with all extra charges, and check that the plot you choose matches the layout plan.

Marigold Meadows offers many things including approved papers, ready roads and services, and a location near the airport and the aerospace park to the plot buyers. For those who want to build their own home in North Bengaluru, it is a project worth a closer look.
