How Startups and Infrastructure Growth Have Influenced Property Prices Over the Years
HSR Layout is a planned neighbourhood in south Bengaluru. Over the last decade, startup companies, coworking spaces and cafes have filled its streets. With them came higher rents and home prices. Now a metro line and road projects are changing how people reach the area. Here is a simple look at how prices moved, what is driving them, and what is coming.
What Is HSR Layout?
HSR Layout was developed by the Bangalore Development Authority, BDA in 1985. It is divided into seven sectors, and interestingly it is also named this way, from HSR Sector-1 to HSR Sector-7. The main roads run north to south, and the cross roads run east to west. The BDA Complex sits at the centre and holds government offices, shops and other services.
Agara Lake is the area’s best-known green spot. Schools and colleges such as JSS Public School, NIFT and Oxford College are also nearby. HSR sits close to Koramangala, but it is considered to be affordable than Koramangala.
How Prices Changed Over the Years
Property prices here have increased over the years.
- In 2014, the prices were around ₹5,300 per sq ft. This was pretty much the average price up until the year 2022.
- From 2022 to 2024 the property prices were around ₹5,750 to ₹7,750 per sq ft.
- In 2025 the propety prices were ₹10,300 per sq ft.
And currently the property prices in HSR ranges between ₹12,600 to ₹32,100 per sq ft, where are the land prices approximately ranges in between ₹24,650 to ₹40,000 per sq ft.
What Pushed the Property Prices Up?
The biggest reason was startups. Koramangala became too costly for new founders, and HSR Layout was close by and cheaper. Offices moved in, and employees wanted to live nearby. Builders also built more homes to meet the demand. Good planning helped too. HSR has wide roads, a clear sector system and many shops and cafes. That makes it popular with young professionals and families.
Startups and Offices in HSR
HSR Layout has major startups with head offices there, and the highest number of coworking spaces in Bengaluru. BHIVE, a coworking firm, has its head office in Sector 6. In 2022, it launched a 1-lakh sq ft space with 3,500 seats in AKR Tech Park, where Myntra was earlier based.
The startup companies like Udaan, Cure.fit, Khatabook, Vedantu, Zepto, CRED, Groww, Meesho and Whatfix are the companies which came in HSR in the period of 2014-16. This changes the HSR into the Bengaluru Silicon Valley and HSR Sector 3’s 17th cross road to Unicorn Street.
Metro and Road Projects
The Yellow Line metro opened in August 2025. HSR Layout does not have its own station on it, but Central Silk Board and Bommanahalli stations are close. The line also links the area to Electronic City. Since then the property price have increased from around ₹10,300 per sq ft to ₹14,150 per sq ft. This is an increase of around 37.38% in property prices in HSR.
A double-decker flyover at Silk Board, built by BMRCL for about ₹449 crore, runs from Ragigudda to Central Silk Board. It opened in stages from July 2024, and it is meant to ease the traffic at one of the city’s worst junctions.
The Blue Line will give HSR Layout its own metro station. It will run along the Outer Ring Road from Central Silk Board to KR Pura, with stations including HSR Layout and Agara. A report from August 2026 says the 18 km stretch is now expected by 2027, and a walkway linking the Blue and Yellow Line stations is still at the tender stage.
What About Homes and Renting Cost?
HSR is almost fully built, so new supply comes mostly from redevelopment of old plots and a few new projects. The 2BHK flats approximately ranges in between ₹75.8 Lakhs to ₹1.99 Crores. The residential projects from the famous developers in HSR are Sattva Serenity, Sobha Infinia, Sobha Daffodil, Purva Meraki, Purva Fairmont, and Purva Vantage.
A 2BHK in HSR Layout rents for about ₹15,000 to ₹55,000 a month, currently. Also note that rents depend on the sector, the age of the building and how close it is to the main roads.
What Should You Watch?
- Blue Line delays: The date has moved before and may move again.
- Traffic: Silk Board and the ORR remain busy, even with the new flyover.
- Different prices: Always compare registered sale prices.
- Startup cycles: Funding slowdowns can cut office demand and rents.
Is HSR Layout Still Worth It?
HSR Layout has shown how startups, planning and location can lift a neighbourhood. Prices have more than doubled in five years, and the Blue Line could add to the pull. But the easy gains may be behind us, and entry prices are now high. Buyers should compare sectors, check drainage and approvals, and plan for the long term.
