Brigade Group is planning a ₹40,000 crore investment over the next three years to expand its real estate portfolio, with its World Trade Centre (WTC) network forming a crucial element of its commercial growth strategy.

1. World Trade Centre, Malleshwaram West, Bengaluru

Situated in Brigade Gateway, Malleshwaram West, World Trade Center Bengaluru is one of the Brigade Group’s flagship commercial developments. The 30-storey office tower spans approximately 1.1 million sq. ft. and is geared towards multinational corporations, technology companies and businesses after premium office infrastructure.

The centre houses several established companies including Amazon, Siemens, KPMG, Coca-Cola, Samsung Electro-Mechanics, Convatec and Pramati Technologies, spanning from information technology and engineering to consulting and consumer goods.

Rajajinagar is well connected to central and western Bengaluru, while the city continues to attract technology companies and global capability centres. WTC Bengaluru’s prime office infrastructure and existing multinational tenant base makes it well positioned in Bengaluru’s commercial real estate market. The integrated business environment also offers companies a range of employee amenities and corporate networking opportunities.

2. World Trade Centre Devanahalli, Bengaluru

The World Trade Centre Devanahalli is an upcoming venture by Brigade Group, which plans on developing a mixed-use township of about 75 acres within a township, housing commercial, residential, retail and hospitality projects. The commercial component is expected to encompass 1 million sq. ft. WTC business centre, besides 3 million sq. ft. of IT/ITeS office spaces.

With aerospace, defence, logistics and technology related industries growing steadily, the upcoming Devanahalli township, alongside its proximity to Kempegowda International Airport, KIADB Aerospace Park and the Satellite Town Ring Road (STRR), offers commercial and industrial viability to businesses which require supporting infrastructure, of which the proposed development of WTC would offer to the surrounding area.

3. World Trade Centre Kochi

Located in Infopark Phase 1 in Kakkanad, World Trade Centre Kochi is a major commercial development catering to Kerala’s burgeoning IT and business services sector. Existing in the development are two office towers of approximately 43,000 sq. ft each. WTC Kochi is part of the larger Infopark ecosystem which hosts IT services providers, software development companies, multinational corporations and business process management firms. Brigade Group is set to expand the development with Tower C, a proposed 16-storey commercial building spanning approximately 2.6 lakh sq. ft.

Kakkanad has evolved into one of Kerala’s principal IT and commercial destinations, supported by Infopark and the surrounding technology ecosystem. The presence of established IT companies, skilled workforce and expanding office infrastructure has contributed to the area’s appeal to businesses. WTC Kochi’s additional commercial capacity could support growth by accommodating companies seeking modern offices and room for expansion.

4. World Trade Centre, Chennai

Located in Perungudi on the Old Mahabalipuram Road (OMR), World Trade Center Chennai is a commercial development targeting multinational companies and technology focussed businesses. The project includes twin towers with 27-storey office tower of around 40,000 to 50,000 sq. ft. and the development offers large office spaces ideal for global enterprises, IT services companies and corporate offices.

WTC Chennai hosts prominent corporate occupiers like Amazon India. The office has a spread of approximately 8.3 lakh sq. ft. across 18 floors and has been designed to house around 6,000 employees. Other companies are Kissflow and Kinaxis. OMR is one of Chennai’s primary IT corridors connecting Perungudi to established technology clusters and business districts in the south. This area has attracted IT services companies, software developers, engineering firms and global capability centres due to availability of skilled professionals and large commercial developments.

5. World Trade Centre, Thiruvananthapuram

Located in Technopark Phase I, World Trade Centre Thiruvananthapuram is an upcoming commercial project from Brigade Group spanning over 4.85 acres. The foundation stone was laid in February 2026 and the project is set to attract IT companies, multinational corporations and global capability centres.

Technopark hosts many technology and IT services companies making it one of Kerala’s established IT corridors. The proposed WTC is likely to boost the commercial infrastructure in the area and facilitate further corporate expansion but tenant details and project specifics for the WTC are yet to be revealed.

Conclusion

With existing World Trade Centres in Bengaluru, Chennai and Kochi and new developments across South India, Brigade Group is looking to expand its commercial footprint to capture demand for premium office spaces. Its ₹40,000 crore investment plan indicates a larger growth strategy but success of the WTC portfolio would depend on project execution, corporate leasing and rising demand from IT companies and multinational corporations.
